I am Gabriela Briceño Gomis, asesora inmobiliaria — property adviser. I am self-employed and work as an associated agent — agente asociada — for RE/MAX Vista. Together with the office I support owners in Alicante, Torrevieja, El Campello and the surrounding area in selling their property.

I am a native Spanish speaker and also advise in German and English. You can describe your situation in your own language — and where contracts and authorities are involved, I translate what actually matters.

For you that means both at once: me as your one fixed point of contact, who stays with you from the first valuation to the notary appointment — and behind me a registered agency with professional indemnity insurance. The mandate and the brokerage itself run through RE/MAX Vista, and that is where your contract sits.

What makes a sale work

A sale in Spain rarely fails for lack of buyer interest. It fails because of an asking price set too high, because of missing paperwork, or because nobody is keeping an eye on the deadlines.

A realistic valuation

The price decides the first three weeks. I compare deals that actually closed in your location — not the asking prices of the listings next door.

Marketing with reach

Professional photography, a solid brochure and listings on the major portals, as well as the RE/MAX network with its buyer contacts.

Paperwork ready in time

Nota simple, certificado energético, cédula de habitabilidad, plusvalía municipal. I sort this out before marketing starts, not three days before the notary appointment.

You receive a written valuation with comparable properties — free of charge and without obligation.

Photos, brochure, publication, enquiries and viewings. You get regular feedback on what the market is saying.

Negotiation, reservation contract, arras, notary appointment and handover of the keys — accompanied to the last step.

What selling costs

So that you know from the outset what you are agreeing to.

The valuation costs nothing

The first conversation, the viewing and the written valuation are free — including if you then decide not to sell. There are no upfront costs.

The fee falls due on the sale

Brokerage carries a fee. Its amount depends on the property, the location and the price, and is agreed in writing beforehand rather than set as a flat rate. RE/MAX Vista is the contracting party and issues the invoice.

The mandate binds you

The selling mandate — the nota de encargo — runs for a fixed term and can be exclusive. If it is, the sale runs through RE/MAX Vista for that term and not through another agency alongside.

Exclusive does not mean fewer buyers. Through the RE/MAX network your property also reaches the affiliated offices, which share in the fee if they bring the buyer. You have a single point of contact and their reach all the same.

What applies in your case — term, exclusivity, the amount of the fee and when it falls due — is set out in the mandate. I go through it with you before you sign, and until then nothing is decided.

Where I work

I live in Alicante and work across the whole region. Anything within about an hour's drive from here is covered — the coast to the north and to the south, and the inland towns as well.

On the coast that means places like Sant Joan d'Alacant, El Campello, Villajoyosa, Benidorm and Altea; to the south Santa Pola, Gran Alacant, Guardamar, Torrevieja and Orihuela Costa; inland San Vicente del Raspeig, Mutxamel, Elche, Novelda, Aspe, Elda and Petrer, Xixona or Alcoy. Your town not on the list? Ask anyway — and if it is too far, I will tell you straight.
